Last week, I found myself taking a closer look at this gem built in 1924 while making my way to Bodega for a drink with some good company. By the time I made it there the food was already cold and the ice on the drinks had already melted. Nevertheless, I’m glad I stopped by to see it.
The unit, with 550 SF and plenty to wish for, is the kind that will require TLC as well as much needed sweat equity. But other than that, the apartment has all the makings of a great beach pad.
In addition to central A/C, washer/dryer hookup, and a very open floor plan with lots of natural light, the unit has its own private backyard with its own side entrance. For South Beach standards, having everything mentioned above in a unit is priceless.
With the work needed to be done, this will not be a fit for everyone. At $204,900 or roughly $372/SF, the price and features make it a great bargain and is, in my opinion, priced below market value.
Whomever decides to buy it, however, needs to be ready to roll his/her sleeves or in most cases, hire someone willing to do the work for them.
