We have now gone past the middle point of July 2016. The blazing summer heat is officially in full tropical fashion and I’ve once again found myself working by the swimming pool, hoping to stay cool. I’m keeping it simple today so unfortunately for some, today’s blog post won’t include abstract metaphors or fables that somehow relate to the real estate market, it’s too hot outside so i’d rather not complicate the story.
With that said, I did find some great listings to show you all today thanks to the latest round of price reductions we’ve started seeing across the market. How great are each of these units? I think great enough to remember July 2016 in a fond manner. Sometimes, it may look easy to select the units I pick, like pulling a rabbit out of a hat.
Unfortunately, it’s not as simple as it seems.
Choosing these condos involves doing a fair amount of due diligence first. My main priority includes making sure the right amount of research is done on each unit before selecting them. Prior to picking them, I make sure that:
- The condo is priced accordingly by checking the last sales
- Assess and revise the unit’s condition
- Discover any potential issues with the listing or perhaps in the building
- Any other miscellaneous issue is taken care of

I’ll keep this one simple: If you’re looking for a condo in Park West and unobstructed water views are a must, then this is the least expensive option there is.
This fabulous condo in Marina Blue features exquisite waterfront views facing northeast towards Museum Park. The development’s amenities are incredible and so is its location. At $440 per sqft, you can be moments away from Bayside, the AAA, the Perez Art Museum, nightlife venues such as E11ven Miami, Club Space, and just a block east from the upcoming Miami Worldcenter. A lifetime of possibilities are available within walking distance or a Metromover ride away from this location.
The unit is priced below the building’s average blend, which is currently at around $500 per sqft. I’m putting this one at the top of the list just because it’s that good of a product. This apartment is the type of place where memories are made.

244 Biscayne Blvd #241 – $189,999

To begin, let me just say that although buying a 500 sqft studio is not for everyone, everyone also has to start somewhere. For those looking for units below $250,000, this one is a great selection.
In addition to being in an amazing location, just across from Bayfront Park, it also resides in a terrific building that’s packed with incredible amenities and features. A fellow colleague of mine referred to it as “having the spoils without breaking the bank”.
The unit is currently rented on a month to month. The tenant, who happened to be very friendly when I first saw the unit, would be happy to stay if possible or leave if it’s necessary. The choice is up to the buyer. This unit is perfect for both investors and first time buyers looking to buy in Downtown. Give the building a unit and building a tour when possible, this may just be one of the best deals of July 2016.

50 Biscayne Blvd #4607 – $280,000

This unit belongs on this list thanks to its versatility. As a one bedroom plus den, it features an extra space that can serve as a home office or a guest area for visitors. The view from the 46th floor also faces west, which should be quite the place to view some pretty dramatic sunsets during the afternoon hours.
Furthermore, it helps to know that it’s priced well and features several upgrades such as new wood floors throughout. This unit is also situated in a tremendous location: the corner of Flagler St and Biscayne Blvd, two major roads of the city. Go see it while you still can!
