“Busy, busy and more busy” are the words I’d use to describe May 2017. The month itself was intense, extremely hectic, and at times, it was nothing but stress. I’m so grateful for it 🙂
The whirlwind of activity I’ve seen this month fills me with a lot of pride but has also kept me away from the blog. As most of you know, I’m very hands on with all of my deals, which is great for the clients because I deal with all of them myself. But on the other hand, doing everything on my own does take a lot of effort on my part as well as time I would typically use to write new posts.
Overall, this month has been an exhaustively fun ride to be a part of. But at last, we are now in the midst of Memorial Day and I finally have the chance to write about everything we’ve done.
Most of our sales, if not all, take place either in Downtown Miami or in Miami Beach. This month saw transactions in both cities as well as in places we don’t usually work in regularly but did so this time due to a special request. Below is the list:

#1 – Listed #2818 On Quantum On The Bay
One of the most resounding stories I had this month, out of the various ones we had, was the opportunity to put this stunning residence on the market after not selling with a previous agent. The views you get from the balcony, whether in the daytime or after dark, are INSANE!
After seeing that the unit was in pristine condition and was in the popular area near Margaret Pace Park, I concluded that the listing essentially needed to be priced right and be given top notch marketing.
Thanks to the help of my crew, we managed to put it under contract after multiple offers in less than 2 weeks! I will keep everyone posted and will announce the sale once the deal closes.

#2 – Sold In May 2017: #901 In Edgewater’s 23 Biscayne Development – $230,000
This amazing listing, located at 23 Biscayne, is a 1/1 condo built in 2012 with 663 SF and partial water views facing north. The building itself is located in yet another incredible location, just moments away from Biscayne Blvd and Edgewater. Nevertheless, it’s neatly tucked away at the end of a street to ensure a more quiet setting closer to the bay.
I’m proud of this one due to how simple yet effective was the strategy to get it done for my buyers. From the moment I started working with my new customers, I made sure to ask as many questions as I could in order to ensure that I found exactly what they wanted.
Doing this helped me narrow down their choices to the point in which I was able to pinpoint the unit they wanted with a lot of accuracy and helped save a lot of time and stress.
Final selling price was $230,000.
#3 – Sold In May 2017: #1934 In Neo Vertika – $215,000
This one is fresh off the press! We sold this condo to a wonderful buyer 3 days ago for $215,000. This loft unit, with 602 SF, stands in arguably one of the most desirable spots in all of Miami.
The walk ability here is off the charts: It’s two blocks away from the recently opened Brickell City Centre and moments away from shopping, and a multitude of all kinds of locales. I could honestly write all night if I were to describe all of the fun places anyone can go see while being in Brickell.
With traffic now beginning to create even more turmoil, particularly on I-95, the option to live in Downtown itself continues to become the best option to avoid the headache of a long commute.This, in my opinion, was the main selling point of the unit in addition to the building’s amenities and the unit’s versatile floor plan. The fact that the building has an on-site parking garage, an oversized balcony with enough room for furniture, and American Social on its ground floor for a drink after work definitely helps a lot too 😉
#4 – Investment Sale In Hollywood In May 2017 – 5400 Hollywood Blvd
One of my favorite clients with whom I’ve done many deals with in the past asked for my help in her search for an investment property in Hollywood instead of Miami. I ended up finding her a stunningly affordable 1 bedroom condo in the Hollywood Hills neighborhood. Most surprisingly, however, is that we rented it for $1,000 without even putting it on the market. We hadn’t even closed on the sale and I was already receiving calls for it.
It was unbelievable.
As much as my client enjoys Miami and the work we’ve done for her here, she loved the fact that the units a bit further north had some of the most remarkable rental returns I’ve seen available. She asked if we could kindly help her despite the fact that it’s not in Downtown/Miami Beach.
Long story short, I didn’t have to think for too long before agreeing to help her out once again 🙂
To conclude, May 2017 was simply spectacular.Most of all, I’m glad everything went well on all the deals.
Summer is now coming and I’m looking forward to writing new stories and helping more customers. Coming soon I will be publishing a brand new 2/2 listing that I believe will also sell relatively quickly. In the meantime, I wish everyone a great weekend.
