Marinablue, located in Downtown Miami on Biscayne Blvd between 8th and 9th st, has been one of my favorite buildings for quite some time. Not just in the neighborhood but in the entire city as a whole. Many of my colleagues, especially those that I consider close friends, frequently come up and ask: of all the buildings you’ve worked on in your career, what makes Marinablue so special?
The answer is always usually the same: The building is a solid, reliable product.
My conclusions are not just based on the fact that the development is essentially located in the heart of one of Miami’s fastest growing neighborhoods, or that every unit features stunning bay views. It’s also not based on the finishes of the units or its features. To me, what makes the building stand out the most are the small details that are often discovered once you’ve worked in the building for some time.
The building’s staff, from the front desk to the management team, have been nothing but helpful since my first sale in the building and have consistently continued to be just as great over time. The amenities and common areas, which in my opinion are some of the best in the area even if other buildings have newer pools and fitness centers, are always clean and ready to be enjoyed. Working deal after deal in the building has also enabled me to meet members of the board as well as some the various residents that have lived in the building since it was built almost 12 years ago and despite being from a variety of backgrounds and cultures, they all show the same level of care in helping the building reach its fullest potential.
Last but not least is Pucci’s, one of my favorite late night pizza spots, conveniently situated next to the building’s lobby.
Over the past 12 months, I had the tremendous pleasure to be a part of several deals in the building. Each transaction was different from the other, and each had its own unique set of challenges but looking back, each one was a ton of fun to be a part of.
The transactions were:
#1 | 888 Biscayne Blvd #2103 | 1BD + Den/1.5BA | SP: $360,000
Sold in December 2018, this was the first of a series of listing I originally put on the market during that year and happened to be the first to find its newest owner. Line 03 remains an investor favorite thanks to its sought after den that can easily be converted into a home office/second bedroom.
#2 | 888 Biscayne Blvd #1604 | 2BD/2BA | SP: $434,000
The first of my 2019 transactions, #1604 was the perfect combination of the right seller and buyer under the perfect circumstances. This gorgeous unit in line 04, despite being on a lower floor, is the perfect example of Marinablue’s ability to have magnificent views from all directions of the building.
Representing both the buyer and the seller was a great honor.
#3 | 888 Biscayne Blvd #3405 | 2BD/2BA | SP: $457,000
An unbelievable showstopper of a home, perched on the 34th floor and offering unbelievable views of both the city and the bay. Watching the sight of the city from the balcony of this unit during the evening was like watching Blade Runner happening in the real world. In addition to being meticulously upgraded throughout, it also offered tandem parking for 2 vehicles and custom window treatments. In a similar fashion to #1604, I was able to represent the Buyer and Seller here as well.
#4 | 888 Biscayne Blvd #1710 | 1BD/1BA | $2,350/M
Line 10 remains one of my favorites in the building thanks to its unosbtructed waterfront views and eastern exposure. Originally sold in 2016, I will be placing this unit on the market for rent very soon! This fantastic 1BD unit will be available October 1st, 2019. Know of anyone looking to live in the building? Let me know 🙂
