I wanted to share this story today as an example of how a transaction as complex as buying a home can be made simple and easy. One of my clients from my “out of town” list, who is based on the West Coast, was looking for an investment property she could purchase in Miami that could generate monthly cash flow. Her criteria was, to say the least, very clear but also rigorous in a lot of ways.
- Net return on the property must be over 8%
- Must be located near areas of high commercial activity
- Low maintenance fees: $250 or less preferred
- The whole transaction must be done long distance and “sight unseen” due to her schedule
The hardest part of the transaction was not the criteria itself or the numbers. Although it’s not as easy as it used to be to find these types of deals in Miami anymore, enabling her to buy the unit “sight unseen” and trust an agent she’d never met in person would not be easy. What I decided to do in this case was to approach this sale with a very hands-on approach: Paying very close attention to all the details and providing as much detailed information as possible.
Long story short, with the use of video, photography and a very meticulous method with the numbers and paperwork, we were able to help Emily get the unit she wanted without even meeting her in person. Not only did we find her an amazing unit with a 10% return, but also helped her rent it for her in just a couple of days after closing.
