Some time has passed since my last compilation of Top Downtown Miami units. Even more time has passed since I did one below the $500,000 margin. These are often my favorite to pick since they make up a huge part of the market and every buyer out there smiles at the idea of finding a great deal. They also, however, happen to be the most difficult due to the vast amount of units that qualify. In order to make sure they truly are the “top”, I first make sure to:
- Make sure it’s priced accordingly by checking the sales
- Assess the unit’s present condition to ensure it’s in good condition
- If it’s not in good condition, see if the price makes it worth renovating
- Discover any potential issues (miscellaneous)

This Marina Blue condo was just listed early last week! As soon as I saw it hit the market I knew it had to be included.

If getting the most out of your money is the top priority, then this is the Top Downtown Miami pick to consider at a more modest budget.
1800 Club, which opened in 2007 near Margaret Pace Park, is one of the most underrated buildings in the area. The amenities are outstanding, the units are spacious, and the overall building is very well kept by its association. Its location to arguably one of the best parks in all of Miami is simply priceless.
The unit has been upgraded throughout over the years and is currently in move in condition. Its balcony does not face the water but its west view still provides stunning sunset views in the late afternoon. With its generous 822 sqft floor plan and its current price of $351 per sqft, it currently stands at a much lower rate than many of its competitors in its price level, which also happen to be much smaller units as well. It is currently rented until the end of September, 2016 for $2000 a month. Listed by Keller Williams Miami Beach.
I had the pleasure of previewing this listing at the 1800 Club development a few weeks back with a client. As a buyer, he was very impressed at how well maintained the unit was and enjoyed the fact that the neighborhood as a whole was a lot quieter when compared to other parts of Downtown. The fact that we were greeted so well by other residents while in the elevator also made a great lasting impression on the building and its people 🙂

One Miami continues to be a outstanding selection among every price point in our market. The development is located just walking distance to Bayfront Park, major shopping and dining, and features a great selection of amenities. This 1/1 features 868 sqft priced at just above $400/sqft. The monthly maintenance, one of the lowest for a unit of its size in the area, is $421 per month and includes all of the amenities plus water, basic cable and internet. As per the report, the Sellers are also willing to provide a $2000 credit to replace the current carpet for a newer type of flooring.
Although there are other 1 bedrooms available for less in the complex, I chose this condo for sale at One Miami because it’s worth the extra expense. The other units listed for lower face north or are situated on lower floors. Since this property faces south, it has unobstructed water views and city views facing towards Brickell.
