Due to the influx of listings, searching for the right condo unit may seem like a military expedition but for my clients currently looking to buy, my main objective during the process begins at simplifying and narrowing down the search as much as possible. Our picks this week below the $500,000 price range were found with a similar approach of filtering through several units in Downtown Miami that are currently on the market. Of all of the units I saw, no one is currently more adequately priced and positioned as this gem, which for its price is also the highest floor unit available. The finishes on this “epic” listing are both exceptional and exquisite, with imported Italian designer finishes and recessed lighting.
Epic, a full service building features incredible resort style amenities that are part of its hotel as well as a marina thanks in part to its 900 foot dock on the south side of the building.

Of all of today’s picks, this one, which is also an EWM listing, has the best views. We’ve gone in great length discussing all the attributes of 900 Biscayne Bay. We even created a full feature story that you can visit here. With its generous living space and prized location, it’s hard to go wrong with this apartment. Although listed as a 1 bedroom, it features an extra den that can easily serve as a home office, dining area or guest quarters. The height of the unit is what I describe as “composed”: not too high, not too low, just right. The views are unobstructed, you can literally sit back and stare miles ahead while the cruise ships go by.

Units for sale at The Ivy, Mint, and Wind by Neo – Riverfront District
This a tricky one to explain but it’s also very interesting and holds a lot of potential due to all the new development and influx of businesses opening up in the area. In our opinion, the Miami River is currently an under utilized portion of the city that could very well provide new opportunities for waterfront real estate.
What may seem by some like a standalone set of complexes west of Miami Ave may change very soon. I will be covering this subject in a new article coming up about all the changes and developments happening here.
Units in this area below $500,000 are averaging below $400/sqft, much lower than many of the other areas in Miami.
One common trend you can see in all of my picks is that the majority of my recommendations are priced on average at around $500/sqft or less as a common denominator to determine potential growth. Even if choosing a condo may seem like a choice to live there for several years, I always plan ahead in terms of resale and therefore, also highlight condos with noticeable features such as unobstructed views and/or versatile floor plans with timeless finishes fit to serve someone else’s needs.
