A major benefit to doing a monthly sales report each and every month is the opportunity I get to look at everything that sells in Downtown Miami. While working on the February sales report, I noticed the sale of one unit at Ten Museum Park that got my attention immediately, not only because of its selling price but also because of how STUNNING it looked. So stunning in fact, that I thought it’d be worth showing it as an example of how versatile and appealing these units can be.
Selling at $1,060,000 or $543/SQFT earlier this month, unit #2802 is the highest priced sale in almost a year, selling for $60,000 more than the previous highest sale. Soaring with its floor to ceiling glass windows and open views, it features the minimalist aesthetics seen in most units in the building . Knowing that it has the same features as other units, how did it manage to sell for more money than the previous highest sale, unit #3304?
In my opinion, the answer boils down to the way in which this Douglas Elliman listing was presented to the market.
As much as I may like the work of Chad Oppenheim at Ten Museum Park , it’s not always easy for Buyers to grasp the open floor plans without having a blueprint on how to design it first. What may look as versatile for an expert may seem confusing for inexperienced eyes when seeing a vacant home. By removing that obstacle out of the way, not only did this unit provide an excellent example of a concise interior, but also helped visualize the concept of the type of lifestyle that comes with owning in a vibrant neighborhood such as Downtown. A simple glance at the pictures provides a cosmopolitan vibe, selectively chosen to compliment the gorgeous views and modern plan. By allowing the unit to portray itself less as a condo and more as a residence, the splendor makes it easier for buyers to see themselves living there.
Listed originally in April of last year, although it might have taken a lot longer than most units, it seems that patience and consistency ultimately helped make this sale better. Above it all, this sale continues to prove in practice my constant theory of ensuring the best presentation possible in order to stand out.
